What Sellers fear most is
hiring a Realtor who will bind them to a long-term contract, who will
not act in their best interest and who will do nothing to sell the
property until it's time to renew the listing.
Some Realtors, just to get a listing, actually provide the seller with
an unrealistic, exaggerated value for the property (i.e. an
'over-priced' listing); telling the seller what they want to hear, not
the facts. Thereafter, that Realtor, blames poor
market conditions and aggressively forces the seller into multiple price
reductions (about $10,000 each reduction) in an attempt to get the
property sold; 'chasing the market'. The seller finally sells at a
price well below fair market and months later than was reasonably
expected. Some buyers tell me that they just have to sit back and
wait when they see certain Realtors with listings. These buyers
tell me that those certain Realtors will inevitably force the sellers
into a price that the seller would have otherwise not accept. Is
that Realtor acting in the best interest of the client, you?
